I’ve been looking at stats this week of inventory, active, pending and solds.
For an example:
As of today in Kirkland there are the following listings between $800-$4M
 
Active:  79
Days on Market average:  57
Price Reductions: 22
Average Price per Square Foot:  $839
Average Price:  $2.119,950
 
Pending Inspection/Pending Sales
Pending:  40
Days on Market:  25
Price Reductions:  22 
Average Price per Square Foot:  $822
Average Price:  $1.849,995
 
Sold in past 60 days:  78
Days on Market:  21
Price Reductions:  15
Average Price per Square Foot:  $1,001
Average Price:  $2.018,678
Sold for 1.87% of original list price
 
What this shows is that the same amount of active listings were absorbed in the past 60 days.  Inventory is moving.  Multiple offers are still happening.  Pricing is crucial to lower those days on market.  Anything over 30 days is open for lower offers from buyers.
